Project Architect (Project Engineer)
Accountable to: President / Principal Architect
Responsible for: Interpreting, organizing, executing and coordinating design projects
FLSA Status: Exempt
ESSENTIAL DUTIES AND RESPONSIBILITIES (other duties may be assigned)
- Communicate, interpret and accurately document the client’s needs in a program format
- Initiate concepts and alternative solutions through the design process
- Individually prepare drawings and specifications for development of project solution
- Certify construction documents when prepared by you or under your direct supervision
- Coordinate other consulting project professionals and procure all pertinent project data, site information and code requirements necessary to proper execution of the work
- Lead a design/build team, oversee and coordinate the construction contract process, overall project scheduling and construction administration phase
- Monitor quality assurance standards, meet budgets and deliver goals for assigned projects
- Perform periodic field inspections of assigned work in progress and document pertinent observations, prepare punch lists, conduct and participate in meetings as appropriate
- Assist in the creation of budgets and schedules for new design projects
- Interact with clients throughout the process to ensure project needs and goals are met
SECONDARY RESPONSIBILITIES
- Promote marketing efforts by seeking-out and maintaining successful client relationships
- Share and contribute knowledge and experience to expand growth and development of the firm’s overall design and construction staff
- Maintain high standards of professionalism with clients, vendors and staff
POSITION REQUIREMENTS
- Active Professional Architect or Professional Engineer registration with adequate knowledge of the principles and practices of the profession
- A BArch or MArch architecture degree from a recognized and accredited United States college or university
- Good practical knowledge of USA construction technology, units of measurement, building codes, and the firm’s design standards
- Legally able to work in the USA
- A basic understanding of AIA contract documents and company contracting methods
- Verbal and writing skills to communicate effectively with clients and fellow professionals
- Competency in current AutoCAD and/or Revit, Adobe Acrobat and MS Office programs
- General knowledge of business, financial, legal and project management matters
- A professional demeanor fostering respect and confidence from clients, vendors and staff
Project Manager
Accountable to: Executive Vice President
Responsible for: Construction Project Administration and Estimating
FLSA Status: Exempt
ESSENTIAL DUTIES AND RESPONSIBILITIES (other duties may be assigned)
- Prepare and update project cost estimates, budgets, price proposals, and competitive bids
- Prepare bid scopes, manage subcontractor/supplier vendor selection, solicitation, and bidding
- Exercise independent judgment in the proper evaluation of and documentation of vendor bids
- Prepare and administer construction contracts, subcontracts, and manage general requirements
- Perform project purchasing, cost management and value engineering to maintain budget goals
- Perform project-level accounting and cost control; review and approve all project payables
- Prepare, submit for approval, and manage timely project applications for payment
- Produce and maintain overall project schedules to maintain project goals
- Manage Superintendents and other Panzica field personnel for all projects assigned
- Plan and oversee mobilization/demobilization of project field operations and site logistics
- Oversee (with the Safety Officer) adherence to Company Safety Program and OSHA compliance
- Oversee project quality assurance per the Company TQM Program
- Schedule, manage and document regular project team meetings
- Manage RFIs, submittals, Owner CRs/COs, subcontractor CRs/COs, cost control and reporting
- Interface with the Project Owner on all projects assigned
- Assemble and maintain complete project records and close-out documents
- Perform project punch-list inspection(s) and commissioning, in coordination with Superintendent and Architect, and issue/manage completion punch lists to all relevant subcontractors
- Manage completed project warranty issues
SECONDARY RESPONSIBILITIES
- Assist Project Architect in procurement, processing, and logging of all project submittals
- Assist in Company marketing efforts so seek-out and procure new project opportunities
- Participate with Company marketing effort for project sales presentations when called-upon
POSITION REQUIREMENTS
- A 4-year Bachelor’s degree in construction management, architecture or engineering from an accredited institution, or equivalent combinations of technical training and/or related experience
- Proficiency with project management software used by the company including Procore, MS Office 365 (Outlook, Word, Excel, etc.), MS Project, iOS apps and other systems in use from time to time
- Thorough knowledge of all aspects of construction, (technology, equipment, methods, etc.)
- Understanding of efficient construction sequencing and scheduling
- Competency in project estimating, value engineering and cost accounting
- Excellent organizational, supervisory and decision making/problem solving skills
- Ability to communicate with, direct and motivate a diverse team towards a common goal
- Ongoing dedication to high quality work and client service consistent with Company culture
Project Superintendent
Accountable to: Executive Vice President / Assigned Project Manager
Responsible for: All types of commercial-industrial new construction/renovation projects
FLSA Status: Exempt
ESSENTIAL DUTIES AND RESPONSIBILITIES (other duties may be assigned)
- Project field mobilization and start-up; open and close the jobsite daily
- Daily supervision, prioritization, and coordination of all subcontracted trades to best achieve the project schedule; manage regular trade coordination and safety meetings
- Interact with the company’s project management software systems (training provided)
- Complete a daily digital log of all site activities, staffing, visitors, weather, and significant events
- Be present at the site whenever subcontracted trades are performing work
- Verify basic building and site layout and verify field engineering performed by others
- Enforce field compliance with the company Safety Program and other relevant policies
- Verify field work compliance with the project Contract Documents
- Coordinate required building permits and inspections and verify code compliance
- Manage and coordinate field work orders and send all documentation to the Project Manager
- Perform quality assurance inspections and photo documentation on an ongoing basis
- Continuously prepare accurate “as-built” plans and contract documents
- Coordinate final project commissioning and cleaning for turnover to Owner
- Preparation of punch lists with follow-up coordination
- Warranty follow-up
SECONDARY RESPONSIBILITIES
- Take-off, cost and procure construction materials when furnished by Panzica
- Retain all bills of lading for materials delivered to Panzica and forward to Project Manager
- Relocate, setup, and maintain the field office trailer
- Assist in project jurisdictional disputes and negotiations with trade union representatives
- Assist Project Architect and Project Manager as necessary to resolve design problems or discrepancies encountered in the field
POSITION REQUIREMENTS
- A minimum 2-year Associate’s degree from an accredited institution, or equivalent
- A thorough knowledge of construction procedures, materials and methods
- An ability to read and interpret construction documents, drawings and details
- A basic knowledge of applicable building codes
- The flexibility to travel or relocate short-term to a project’s location
- Basic familiarity with equipment and methods for field layout and measurement
- Ability to lead a team and promote positive attitudes at the job site
- Goal-oriented behavior and the ability to follow schedules and directions
- Pride in the quality of the work performed
